Gutter cleaning is one of those services where the online national average is close to useless. Prices track local tree cover, house height and how the company charges — and Montgomery has more pine than most.
Here are the numbers we actually quote, and the honest reasons a job moves to the top of the range.
Typical Price Ranges in the Montgomery Area
For a single-story home of roughly 1,200 to 2,000 square feet, expect somewhere between $120 and $200 for a full clean including downspout flushing and debris removal.
For a two-story home, expect $180 to $325. Larger two-story homes with complex rooflines, multiple valleys and long runs can go past $400.
Some companies price by linear foot, generally $0.85 to $1.75 per foot for single-story and $1.25 to $2.50 for two-story. Both approaches are legitimate — what matters is that the quote covers the whole job rather than a base rate with the flushing and haul-away billed separately.
If a quote sounds unusually cheap, ask whether it includes flushing the downspouts and taking the debris away. That is normally the difference.

What Actually Moves the Price
Height is the biggest factor, because it changes the equipment and the risk. Second is roof pitch — anything steep enough to require roof anchors rather than ladder work adds real time.
Third is debris volume. A house cleaned every autumn takes a fraction of the time of one that has not been touched in four years and has soil in the trough. Fourth is access: fenced yards, tight side setbacks, sunrooms, decks and landscaping that ladders cannot be set into all slow the work down.
Fifth, and this one surprises people, is existing gutter guards. Removing and refitting guards to clean underneath adds time — which is worth knowing before you buy gutter guards.
What a Complete Quote Should Include
Before you accept a price, check that all four of these are in it.
-
Hand removal of debris from the full length of every run, not just the reachable sections
-
Every downspout flushed and confirmed flowing, not just visually checked
-
All debris bagged and hauled off your property
-
A report on anything found — loose hangers, failed seams, standing water
Add-Ons and Whether They Are Worth It
Gutter face washing — cleaning the black 'tiger stripes' off the outside of the trough — usually runs $1 to $2 per foot. It is cosmetic, and worth it before selling a house.
Minor repairs done on the same visit almost always cost less than a separate trip, so it is worth asking. Re-sealing an end cap while the ladder is already up is a very different price to a dedicated gutter repair call-out.
How to Spend Less Over Time
Two things reduce lifetime cost: cleaning on a schedule rather than in an emergency, and reducing what falls in. Cleaning on a regular cycle keeps every visit at the low end of the range because there is never four years of build-up.

Questions Worth Asking Before You Book
Price alone does not tell you much, because two quotes can describe genuinely different jobs. Four questions usually reveal what you are actually buying.
First: is the debris removed from the property, or bagged and left by the bin? Haul-away is standard for us and it is the thing most often quietly excluded from a low quote.
Second: are the downspouts flushed or just looked at? A gutter can be spotless and still overflow because the outlet is packed. Flushing is where a lot of the value is.
Third: do you clean by hand or blow the gutters out from the roof? Blowing is faster and cheaper, and it also throws wet debris down your walls and into landscaping. We clean by hand into buckets for that reason.
Fourth: what happens if you find a problem? A crew that will not touch a loose hanger means a second trip and a second call-out charge for something that took ten minutes while the ladder was already up.
